Repairs or capital works? Getting your rental property deductions right

When you spend money on your rental property, not all expenses are treated the same for tax purposes. Some can be claimed straight away, while others need to be spread out over time. Getting this right is important to ensure you maximise your deductions and stay compliant.

Repairs and Maintenance – Claim Straight Away

You can generally claim repairs and maintenance in the same year the cost is incurred. These are expenses that:

  • fix damage, wear and tear, or defects, or
  • prevent further deterioration.

Examples include fixing a leaking tap, replacing broken roof tiles, or repainting a damaged wall.

Capital Expenses – Claimed Over Time

Other costs are considered capital expenses and cannot be deducted immediately. Instead, they are claimed over time:

  • Initial repairs – Fixing problems that existed when you bought the property (even if you were not aware of them). These form part of the properties cost base for capital gains tax.
  • Capital works – Structural improvements like extensions, renovations, or major alterations. These are claimed at 2.5% per year over 40 years.
  • Improvements – Work that enhances the property or changes how it functions, rather than just restoring it.
  • Depreciating assets – Items such as appliances, hot water systems, or carpets are claimed over their effective life. Keep in mind, deductions for second-hand assets are generally not available.


Why This Matters

Correctly classifying your expenses helps you claim everything you are entitled to, while avoiding mistakes that could cause issues down the track.
